The Foundation and Framing
With little exception, my first portable house (also known as Tumbleweed) was built by using the most standard methods of construction. Like any other mobile home, my structure sit on a steel chassis – in this case, a 7’ x 14’ flatbed, utility trailer. I took most of the wooden deck off to save weight and put aluminum flashing over the gaps to safeguard against mice. The floor framing was laid on top of that. I used two-by-fours spaced about 24 inches apart on center.
Once that framing was assembled, I filled the cavities between the boards with foam board insulation and spray foam and capped the whole thing off with some ¾-inch plywood subflooring.
The walls were framed right over the wheel wells using headers just as you would over any other opening. I used two-by-four studs and rafters spaced twenty-four inches on center rather than the more typical sixteen inches. This is a fairly standard practice used to save both money and natural resources. At this point, I was using it primarily to save weight. My flatbed was rated to hold 7,000 pounds.
Tumbleweed would have to withstand not only the normal wear and tear of everyday living, but also the occasional jolts and gale-force winds generated by highway travel. To prepare for this, I used what has come to be called the “screw-and-glue” method of sheathing. This means that a bead of construction adhesive was squeezed onto the entire length of every framing member before 3/8” plywood sheathing was screwed (not nailed) to its surface. This makes for a structure far more resistant to lateral wind loads than sheathing secured with nails alone.
The only other special building consideration, after the foundation and bracing, for a little house on wheels is condensation. Unless they are insulated, sealed, and vented properly, small spaces are prone to a lot of condensation. It simply takes less time to fill the air in a small enclosure with the moisture caused by bathing, breathing, laundry, and cooking than it does to fill a large one. If that warm, moist air comes into contact with a sufficiently cold surface, it will condense into water. That is the reason that cars come equipped with defrosters, and that small houses need to be equipped with the right insulation, vapor retarders, and ventilation.
I used expanded polystyrene foam board as insulation with expanding spray foam in the seams for two basic reasons: 1) It takes a thicker piece of fiberglass batting to get the same amount of insulating power as you get out of a piece of extruded polystyrene. As I didn’t have enough space for eight-inch-thick walls, this would have stood as reason enough for my choice. 2) Foam board is far more resistant to condensation.
With fiberglass batting and other porous insulations, you have to worry about moist air getting into it and condensing when the moisture gets to the cold part of the wall. At that point, the fluffy, pink stuff turns to mush, and mush doesn’t insulate. It rots. To prevent this, you have to use a vapor retarder. This is usually just a large sheet of six-millimeter plastic hung over the inside surface of the batting and sealed at its edges. If your seals hold and your plastic does not rip, your fiberglass should stay fairly dry.
Expanded polystyrene with an impermeable coating does not need a vapor retarder. Being virtually waterproof makes it its own retarder. I chose the white, expanded polystyrene over the pink, extruded poly because, while I love the pink stuff for its superior insulating qualities, bugs love it, too.
The threat of condensation is also what prompted me to use double-glazed, insulated windows. The glass panes on a little abode can fog up pretty quickly unless they are well protected against the cold. I’ve found that windows sold with gas between the interior and exterior panes work pretty well for this purpose.
The other primary way to eliminate condensation in a small enclosure is by venting it. I installed a fan at the peak of my loft. It sucks moisture-laden air out of my living quarters when I am cooking or bathing and helps keep the place cool during the summer. On cold days, the vent can be sealed with a plug I cut from some leftover scraps of foam board.
A well-designed little house is like an oversized house with the unusable parts removed. Such refinement is achieved through subtractive design — the systematic elimination of all that does not contribute to the intended function of a composition. In the case of residential architecture, everything not enhancing the quality of life within a dwelling must go. Anything not working to this end works against it. Extra bathrooms, bedrooms, gables and extra space require extra money, time and energy from the occupant(s). Superfluous luxury items are a burden. A simple home, unfettered by extraneous gadgets, is the most effective labor-saving device there is.
Subtractive design is used in disciplines ranging from industrial design to civil engineering. In machine design, its primary purpose is demonstrated with particular clarity. The more parts there are in a piece of machinery, the more inefficient it will be. This is no less true of a home than it is of an engine.
Remembering Common Sense
Most of our new houses are really not designed at all, but assembled without much thought for their ultimate composition. Architects seldom have anything to do with the process. Instead, a team of marketing engineers comes up with a product that will bring in more money at less cost to the developer. The team’s job is to devise a cheap structure that people will actually pay good money for. Low-grade, vinyl siding, ornamental gables and asphalt shingles have become their preferred medium. Adding extra square footage is about the cheapest, easiest way there is to increase a property’s market value, so it is applied liberally without any apparent attempt to make the additional space particularly useful. The final product is almost always a bulky conglomeration of parts without cohesion — a success, by industry standards, where oversized invariably equals big profits.
Even when left to certified architects, the design of our homes can sometimes be less than sensible. Too frequently, a licensed architect’s self-perceived need for originality takes precedence over the real needs of his or her clients. Common sense is abandoned for frivolous displays of talent. Where a straight gable would make the most sense, a less savvy architect will throw in a few cantilevers and an extra dormer, just for show. Subtractive design is abandoned for hopes of personal recognition and for what is likely to be a very leaky house. Common sense is an inherent part of all great architecture. Sadly, this crucial resource has become anything but common in the creation of residential America.
Certainly the most famous example of those whose aspirations for a good name took precedence over good design was Frank Lloyd Wright. Wright was fond of innovative methods and extravagant forms. Those novel houses that once earned him recognition as a peerless innovator have since earned him another kind of reputation. Leaks are a part of many Wright houses. Wright has become infamous not only for his abundant drips but for his impudent dismissal of their significance. “If the roof doesn’t leak,” he professed, “the architect hasn’t been creative enough.” And to those clients who dared to complain about seepage, he would repeatedly quip, “That’s how you can tell it’s a roof.”
Subtractive design is integral to, and nearly synonymous with, vernacular design. Both entail planning a home that will satisfy its inhabitants’ domestic needs without far exceeding them. This is also what is known as common sense. When applied to buildings, the word “vernacular” in fact means “common”: that is to say “ordinary” and “of the people.” In contrast to housing that is made by professionals for profit or fame, vernacular housing is designed by ordinary folks simply striving to house themselves by the most proven and effective means available.
Webster’s defines vernacular as “architectural expression employing the commonest forms, materials, and decorations” (Webster’s Third New International Dictionary, G. and C. Merriam Co. 1966. p. 2544). If a particular type of roof works better than any other, then that is what is used. In short, vernacular architecture is not the product of invention, but of evolution—its parts plucked from the great global stew pot of common knowledge and common forms. Anything is fair game so long as it has been empirically proven to work well and withstand the test of time. By using only tried-and-true forms and building practices, such design successfully avoids the multitude of post-occupancy problems typical of more “innovative” architecture.
The vernacular home does not preclude modern conveniences. There are, after all, better ways to insulate these days than with buffalo skins. The vernacular designer appropriates the best means currently available to meet human needs, but, technology is, of course, employed only where it will enhance the quality of life within a dwelling and not cause undue burden.
I’m sitting at my desk with a sprawl of paper threatening to eat my organic, goat cheese pizza. I just crunched numbers over my late night feast. I can do it. My bank statement is sitting on top of my Tumbleweed plans. Across the table, my research list scribbles every trip to the hardware store and every name of my construction recruits. I know what I need to build my tiny house. I know what it’ll cost. With my new bank statement, I know I have the money. Here’s the tripper; I also have the land.
What’s the Problem?
It’s this last point that’s caused the late night pizza binge. My free home site lies in the corner of my parent’s yard. My tiny home will sit on a permanent foundation and forever keep me living with Mom and Dad, while I chase the ghosts of my childhood.
Even though my relationship with my family doesn’t require a tunicate, there’s something deep seated in me that calls for autonomy and needs physical separation from my family. I’ve grown up in a country that expects independence, and lays out this freedom along a linear flow of events: Education, career, house, spouse, kids, retirement. Although a degree of variation is acceptable, cross too far off the path and you become a social eyebrow raiser. “Live in Mom’s backyard,” lies in the realm of eyebrow raising.
I know I can easily point to the downfalls of this freedom lineup. It’s impossible to ignore the high cost of education, the sick-laden workaholic and the mortgage meltdown. These are the questions I ask as I chase simplicity: Is this freedom? What happened to my independence in this pile of bills?
Balancing “We” and “I”
For me to accept land from my family, and dig my foundation in their space, I feel like I’m crossing a boarder that values, “we,” over, “I.” It would be a sharing of resources, with an acceptance of work and care in return. No, my parents would not breath their expectations through my windows. But I would need to be around to care for their animals when they go out of town, tend to the garden, and resolve myself to share my comings are goings. Then there’s the larger question of care as they grow old. It would only make sense to become their caretaker when it’s time. I would be their closest neighbor.
Working this family dynamic is a process for every person. But it becomes more alive and tangible when you live in close quarters and rely on their grace to build your tiny dream.
Asking the Question
Without question, planting my tiny home next to my parents would afford financial freedom. Sharing resources would lessen our impact on the environment as a family. So the question remains. Can I hack it? Can I leave the social norm. Sure, I see tiny homes on the path to culture coolness. Living in Mom’s backyard isn’t quite there. When I except that cool is not my destiny, can I hold on for the lifetime ride of these new family ties?
Figuring Thing Out. Slowly
This is why, fellow tiny house-ers, I resorted to my organic pizza binge. From here, I’ll continue to mill over my questions. I’ll practice clear speaking and deep listening with my family. I’ll give myself the room to make a decision, knowing there is not only one way to live freely and walk lightly on this earth. Of course, I’ll leave the oven on, pizza ready.

I hardly ever watch TV, so I had never heard of a tiny house. One day last summer my friend made a joke about how a tiny house would be perfect for me because I don’t have alot of ‘things’. The most common comment I get when someone walks into my apartment is – “No television!!?” It always reminds me of that movie “Secondhand Lions”!!
Most people I know are heavily into the ‘stuff’ culture so they are not only amazed that I have so little, but they look at me like they almost feel sorry for me. Actually, it’s the other way around…I feel sorry for them! I think all their clutter is mostly what weighs them down…i mean, besides some of the people they often hang around or are in a relationship with!!
Let’s get back on track though. After my friend mentioned this to me I got online and Googled “tiny house”. The first place I found (and seemingly the most popular) was Jay Shafer’s Tumbleweed website. This is where I formed my very first opinions of what a Tiny House is and what I think it will likely be for me.
Whatever size or model of Tiny House I do finally build will be from Tumbleweed. In the very near future, whether I take both of Jay’s Workshops and design my own, hire Jay to customize my plans, or, if money prevails, have Jay build it for me, I hope to be living in one within the next 5 years.
So, this is what I will base the rest of this article about. If you haven’t seen a Tumbleweed, it might help to check out a few of them so you will have some sort of idea what I am talking about. Then click the link below to watch a tour:
With all that said, I have several reasons why the Tiny House appeals to me. Here they are:
- It’s just plain CUTE!!
- I absolutely LOVE the wood!!
- I love how the porch makes the place look so inviting
- It has windows on all 4 sides for ample cross ventilation & lighting. These are things I always look for in any apartment I move into. Living in something as small as a Tiny House would get pretty claustrophobic if it didn’t have lots of airflow and light
- The cozy bunk
- The fact that the ceiling (roughly 6.5′) is low enough to reach everything
- The efficient layout of space
- The built-in shelves & desk
- The simplicity of the whole design
- It will be easy & inexpensive to heat and cool
- It is virtually impossible to accumulate any clutter
- It keeps life very simple and focused
- I won’t have a mortgage
- I won’t have to spend half my time or money on maintenance and repairs
- It will be easy to clean
- It’s portable! Having my Tiny House on wheels appeals to me because:
- If I decide to buy a piece of land in which to put my Tiny House, I can move it around each season to add more sunlight in winter and less in summer
- I probably won’t have to pay real estate taxes on it because it’s considered mobile
- I can spend a year watching nature (sun paths, rain/flooding, high winds, snowdrifts) and move it accordingly
- If I get bored with one view, I can change it
- If I end up hating the land altogether, I can move it somewhere else
- It makes moving almost anywhere pretty easy
“Do-it-yourself” is not a phrase I naturally associate with myself.
When it comes to home renovation and improvement projects, my traditional mode of operation has been to put in some extra hours at my comfortable desk job and then use the extra income to hire someone who–I at least hope–will have a clue and some experience with what needs to be done.
This approach has proven less than fully successful over the past year, however. For example, I ended up with the roof of my house being missing for several months during the rainy season in Portland, and I’ve had projects go significantly over budget.
I’ve finally reached the level of exasperation with outside help that I’m beginning to take my first tentative steps into the realm of “do-it-yourself”. I may not know what the heck I’m doing. But at least if it’s me doing the work, I know someone will: 1) Show up when they say they will and 2) Be keeping a close eye on expenses.
As I’m still a relative do-it-yourself newbie, I wanted to use this issue’s article to introduce you to one of my tiny home heroes–Zoey. Zoey is in the process of building her own Tumbleweed Lusby. She writes about her experiences on her blog, TogetherWeAreOne.com.
The Small Home Movement is beginning to see an increasing number of examples of couples and young men building their own tiny homes on wheels. However, with the exception of Dee Williams and Elizabeth Turnbull, I’m not familiar with other public examples of women who’ve chosen to take on such an ambitious project by themselves.
(Just to be clear, I believe women are just as capable of building their own home as men are. I just wish there were more readily-available examples out there of those who have done it.)
Needless to say, it was inspiring to me to discover a woman who had next to no building experience; help in the form of a supportive partner; or financial resources to work with; decide to make her dream of owning her own mortgage-free tiny home into a reality.
I have been following Zoey’s blog since it began last July. What I particularly appreciate about Zoey is that she doesn’t sugarcoat her experience. When something goes wrong, she writes about it plainly. And then later, when she’s successfully turned things around, she reports how she was able to resolve the issue.
By being able to follow Zoey’s trials and tribulations, I’ve come to learn that a misstep doesn’t necessarily mean the calamitous end to a journey. A false step is simply a false step. It can be corrected. And one tentative step and a time, if you simply take the time to figure it out and don’t give up, you will get to your destination. Moreover, the closer you come to reaching your dream, the more people who will want to join you in the journey.
Zoey was kind enough to do an interview with me for this issue of SLJ. In it she covers a wealth of information that is useful for aspiring do-it-yourselfers. She talks about how she was able to learn and master the building skills she needed, keep expenses low, and recruit help when it was needed.

Last year, during our vacation, we met with Bill Kastrinos and toured his Tortoise Shell Nursery. Bill’s unique approach, using steel as a strong, lightweight framing material appealed to us and we were thoroughly impressed with Bill’s sincerity and the quality of his team’s work. So at that time we decided to have him build our tiny home.
If Bill built us a basic model, it would cost around $20,000. But, the model we want with all the additional options would cost about $30,000.
Why so much?
Because we requested a lot of extra goodies in our home like: 2 skylights, pine interior, bamboo flooring, a wood stove, as well as custom cabinets, a stainless steel counter-top, along with a few other items.
Building our own tiny home?
Logan and I have considered diverging from our original plan. For the last few months we have been tossing around the idea of building our own tiny home. We didn’t start talking about this option seriously until my folks came to visit us last month.
My parents seemed really excited by the idea. They even offered their front yard as a building location. Unfortunately, they live 2 hours away. Building our tiny home in Red Bluff would be difficult to manage (especially since we don’t have a car); however, if we could get a team of people together to help build the little home, it wouldn’t take too long. This idea is attractive because we could save a significant amount of money with our own cheap labor.
If we end up going ahead with this option we would purchase the Naked Galapagos from Bill. As stated on the Tiny House Blog: It is “the perfect answer for the do-it-yourself tiny house builder. Bill has constructed a 128 sq ft 2500 pound home built from Codding Steel with a built in full size shower already plumbed and ready to use.”
I’d love to save the extra money and build our own tiny home, but I’m hesitant. Right now we don’t have a place to build our tiny home or the building knowledge.
